This is how a residential property, first converted into an office and then into a shop, returned to being an apartment.
Today we tell you about how the sale of an apartment in the city center can sometimes be particularly complex, and about the fundamental role that the real estate agency has in these cases.
The property, located on the sixth floor of a building overlooking Corso Sicilia, was built as a residential unit at the time of its construction in the 1960s.
Over the years, however, the apartment changed its intended use several times, becoming first an office and finally, incredibly, a shop (category C1).
Given that our buyer's interest was to use it as a home, it was necessary to proceed, in agreement with the selling property, with a change of use procedure, to restore the original residential use, and therefore with the essential works to make the property habitable (construction of kitchen pipes, gas connection, etc.)
However, this resulted not only in an extension of the negotiation time, due to the length of the procedure, but also in a greater disbursement of taxes by the buyer who had to pay VAT instead of the registration tax.
This is because, as required by law, the sale of a property sold by a company that has carried out extraordinary maintenance work within 5 years is subject to VAT.
Now the property has returned to being residential, but we believe that without the support of a specialized real estate agency, it would have been almost impossible to resolve the bureaucratic complications that arose during the purchase process.
